Your Selling Timeline, Step by Step
From your first walkthrough with Chuma to handing over the keys — here’s what actually happens, in order, and roughly how long each stage takes in today’s Georgia market.
Every sale is different. Market conditions, your home’s condition, and how a buyer is financing the purchase can all shift these timeframes — this is a general roadmap, not a guarantee.
1
Prep & Planning
1–3 weeks- Complete the Home Prep & Staging Checklist.
- Walk the property with Chuma to talk pricing strategy and any pre-listing repairs worth making.
- Decide on a pre-listing inspection, if it makes sense for your home.
- Gather key documents: mortgage payoff, tax bill, HOA info, warranties.
2
Pricing & Listing Prep
3–7 days- Review a comparative market analysis to set a competitive, data-backed list price.
- Schedule professional photography and, if needed, staging.
- Sign the listing agreement and review the marketing plan.
3
Active on the Market
Varies by market conditions- Your listing goes live on the MLS and syndicates to major buyer-facing sites.
- Showings and open houses begin — keep the home show-ready using the prep checklist.
- Chuma tracks buyer feedback and market activity, and adjusts strategy with you as needed.
4
Offers & Negotiation
Days to a few weeks- Review offers together — price is only one factor; financing type, contingencies, and closing timeline all matter.
- Negotiate price, closing date, and any concessions.
- Accept an offer and sign the purchase agreement — the property goes under contract.
5
Due Diligence Period
Typically 7–14 days in Georgia- The buyer has their home inspected and can request repairs, credits, or a price adjustment.
- This is the buyer’s main window to walk away for any reason without penalty, so response time matters.
- Negotiate any inspection-related requests with Chuma’s guidance.
6
Appraisal & Financing
Overlaps with due diligence, usually 2–3 weeks- If the buyer is financing, their lender orders an appraisal to confirm the home supports the loan amount.
- The buyer’s loan moves through underwriting toward final approval.
7
Closing
Typically 30–45 days from contract for financed sales- A Georgia-licensed attorney prepares the closing documents and deed.
- You’ll review and sign your closing disclosure and settlement statement in advance.
- On closing day, documents are signed, funds are disbursed, and keys change hands.
8
After Closing
Same day and beyond- Cancel or transfer homeowners insurance, utilities, and any home services.
- Keep copies of your closing documents and settlement statement for tax time.
- If you have a gain on the sale, review the Capital Gains Estimator and talk with a CPA.
Most sellers move from listing to closed sale in roughly 60–90 days total, though it can be faster in a competitive market or take longer depending on price point and conditions.
